1) Tile & Grout Cleaning. A professional cleaning should still be scheduled at least annually, even if the tile and grout appear clean at face value. Over time, the tile, and especially the grout, absorb some of the dirt, debris, and moisture, even if you are diligently cleaning the surface yourself. Over time, the layers of grit and grime can be easily built up without you initially realizing it. There are several methods used by a professional, and steaming is often the preferred method. It loosens the compacted soil and help the gunk rise out of the porous cavities and with powerful suctioning equipment. If necessary, the tough cleaners can cut through the compacted later to restore the grout tile to its original, clean state.
2) Tile & Grout Sealing. To help the tile and grout resist substance and moisture, reduce the risk of staining as well as decreasing the chances of mildew and mold growth from developing, sealant is applied as a protective barrier. Natural stones tend to require sealants, more so. Granite countertops, for example, require proper sealing to resist etching, stains, and buildup. Sealants eventually wear away and need to be reapplied, depending, on the surrounding circumstances, it will need to be done annually, or more often. If you want to know if your sealants are worn away, perform a simple test. Simply drop approximately 3” diameter of water in several places and let it sit for 30 minutes on the surface of the tile. If you notice a dark circle or a water ring, it means the water penetrated below the surface, and you know sealants are necessary.
3) Tile & Grout Polishing. The natural stone is typically polished, but not all types of tile needs polishing, Polishing is beneficial, primarily in two ways. Getting the stone polished will enhance the elegance of the stone after a deep clean. The other benefit is that it helps resists from fingerprint smudges and water spots more readily as well as prevents moisture and soap scum buildup in the shower/tub area.
